Florida wind storm insurance policies can account up to 70% of your home insurance policy. The two most popular reasons why you have a WDO/Pest Inspection is because you want to eliminate the concern and or expense of exterminating before you purchase to protect your investment. The second most popular reason is your Government Mortgage requires it for their protection before purchase. Either way, it's your protection from potential future expenses. Think of it like a one time insurance policy, small investment to protect a large capitol investment, starting at $75 up depending on size of home. Most purchase agreements have a clause that the Seller will pay the cost for Extermination and Repair damages or you can rescind the agreement. Check with your Realtor or Attorney for agreement conditions. In contrast it's better to know now that later.
4 POINT INSPECTIONS
Insurance companies are becoming reluctant to Insure homes typically over 25 years old, that being said, you may be required to have a 4 Point Inspection performed to comply with insurance companies. Inspectors requirements include a verifiable Florida Licensed Professional which AKA: THE INSPECTOR is fully licensed to perform 4 point inspections. This is not a inspection to reduce your homeowner insurance rate. This is a mandatory insurance requirement to obtain homeowner insurance. When required, we will meet this requirement at a nominal fee starting at $50.00 depending on size of home and if we perform your Home inspection.
